Frequently Asked Questions
We offer a variety of mortgage options to fit your needs — whether you’re buying your first home, looking for more space, refinancing, or building. Our lineup includes fixed-rate and adjustable-rate mortgages, FHA and VA loans, construction loans, and more. Our local mortgage experts can help you find the best fit for your goals and budget.
Credit unions are member-owned, which means our focus is on helping you, not on maximizing profits. That often means competitive rates, lower fees, and local personalized service. You’re not just a customer — you’re a member and an owner.
Start by talking with one of our local mortgage experts. We can help you review your income, monthly expenses, and credit to determine what fits comfortably within your budget. We can also provide a prequalification or preapproval to help you shop with confidence.
A prequalification gives you an estimate of what you might be able to borrow based on basic information. A preapproval goes a step further — it involves a credit check and documentation review, giving you a stronger position when you’re ready to make an offer.
Yes! Refinancing may help you lower your rate, reduce your payment, shorten your loan term, or access equity for major expenses or renovations. Our team can help you evaluate whether refinancing makes sense for your situation.
Absolutely! We love helping first-time buyers navigate the process with confidence. We offer educational support, competitive loan options, and guidance on programs that can make buying your first home easier and more affordable. Buying your first home in Georgia can be exciting but overwhelming. Here are a few local tips:
Georgia Homestead Exemption: Once you purchase a home, you may qualify for a property tax exemption that can lower your annual tax bill.
HOA & Covenant Communities: Many neighborhoods in South Georgia, including the Thomasville area, have HOA fees or community covenants—be sure you understand any added costs or restrictions.
State & Local Assistance Programs: Georgia offers several programs for first-time buyers, including down payment assistance, affordable loan options, and homebuyer education resources. Some counties and cities may offer additional help.
Our local lending team will walk you through each step and ensure you’re taking advantage of every benefit available to Georgia homebuyers.
